Selling with a leased system
Selling a house with a Sunnova or SunPower lease
If your lease or PPA started with SunPower or Sunnova, it is now serviced by SunStrong. At sale you have two paths: the buyer takes over the agreement, or you buy it out. Either way the slow part is getting SunStrong to answer in writing before your closing date.
Path 1: transfer to the buyer
The buyer applies and has to qualify. Ask in writing for the transfer packet, what the buyer needs to submit, how long approval takes, and what happens to any balance or open service tickets. Start the week you list: owners in the groups report transfers taking weeks.
Path 2: buy it out
Many agreements print a buyout or purchase schedule, a table of prices by year. The quote you get should match it. Ask for an itemized buyout quote, good through your closing date, and compare it line by line with your agreement. A quote that doesn't match the contract is the first thing to put in writing. The buyout quote check walks through it.
What moves it
A dated letter to SunStrong that names your agreement, quotes the transfer or buyout clause, states your closing date, lists exactly what you need (transfer packet, itemized quote, payoff and release terms), and asks for a written answer by a date before closing. Copy your agent so the date is on the file. If the system is down, say so in the same letter; an open service problem is something the buyer's side will ask about.
The Home Sale or Buyout Packet. A dated demand, prepared from your own agreement and latest statement, that quotes the transfer, buyout or release terms, says exactly what you need and by when, and gives your agent and title company a date they can point to. Plus a one-page summary for the closing file, and one follow-up letter if they don't answer in writing within 30 days.
$249, ready in 3 business days. You read and approve it, then send it yourself.
“After the letter was sent, it was mere days that they got back to me with a much more positive email looking into all our issues causing the total system to be down.”

What this page isn't
It isn't legal advice. Loan, lease and filing rules differ by state and by contract, and your own agreement wins over anything general here. Your title officer or a real-estate attorney in your state can confirm what applies to you.
