Selling
Can you sell a house with leased solar panels?
Updated October 22, 2026.
Yes. Homes with leased solar panels sell all the time. It just adds one more party to the closing: the company that owns the panels.
The three ways it usually goes
- The buyer takes over the lease, after the leasing company approves them.
- The seller buys out the lease before or at closing, using the buyout terms in the agreement.
- In some agreements, the system is moved or removed; that's less common and depends on the contract.
Where sales get stuck
Not in the decision, but in the paperwork: a transfer application with no answer, a buyout quote that doesn't match the agreement, or a filing on the property that the title company needs released. Starting the request in writing the week you list gives everyone a date to work to.
Company by company: Sunrun, Tesla, SunPower, Sunnova.
The Home Sale or Buyout Packet. A dated demand, prepared from your own agreement and latest statement, that quotes the transfer, buyout or release terms, says what the closing needs back and by when, and gives your agent and title company a date to point to. Plus a one-page summary for the closing file, and one follow-up letter if they don't answer in writing within 30 days.
$249, ready in 3 business days. You read and approve it, then send it yourself.

“After the letter was sent, it was mere days that they got back to me with a much more positive email looking into all our issues causing the total system to be down.”
Tami B., SunStrong customer
What happened next: after her letter, SunStrong answered in writing within days, saying it would put billing and collections on hold, cancel auto-pay and set up a deferment while it looks into the system. See page 1 of her letter.
What this page isn't
It isn't legal advice. Agreements and state rules differ, and your own agreement wins over anything general here. I prepare documents at your direction; you review, sign and send them yourself.
